Area Guide to London Fields

A hip enclave in the heart of Hackney, London Fields is centered around its namesake green space. Property here is a mish-mash of period tree-lined terraces peppered with housing estates and sleek new builds. Like many of its East End neighbours, London Fields doesn’t have a Tube, but the Overground and buses provide fast access to the city.

 

The eponymous park is home to London’s only Olympic size heated outdoor pool, London Fields Lido. Complete with a sundeck and café, locals flock here come rain or shine. Across the park is Broadway Market, a Victorian shopping street lined with quirky boutiques, boozers and brilliant restaurants. The lively Saturday market is where the fashionable crowd stock up on sourdough and street food. Grab some street food and a beer from the Cat & Mutton and sit in the park or brave the queues for a caffeine fix at Climpson and Sons.

 

Take a wander to Wilton Way, now a destination in itself thanks to the famous Violet bakery and cool small businesses, treat yourself to a designer bargain at luxury shopping street Hackney Walk or catch a new release at the Picturehouse Cinema.

Permitted charges in accordance with the Tenant Fee Act 2019 for assured shorthold tenancy:

Before the tenancy:
Holding Deposit - Maximum one week’s rent (may go on to form part of advance rent)
First month’s rent - In advance.
Tenancy Deposit - 5 weeks of agreed rent up to £50k rent per annum or 6 weeks of rent over £50k.

During tenancy:
Agreed upon rent in accordance to sign assured tenancy agreement. 
Early termination- Should the Landlord agree to an early termination of the Tenancy, the Tenant will be responsible for any financial loss suffered by the Landlord and all reasonable costs incurred by Found Property London in consideration of administering the early termination.
Late Rent - Interest charged at 3% above Bank of England base rate, when rent is more than 14 days late.
Lost key or security device - Equivalent to cost incurred.
Changing the tenancy documents (after the commencement of the tenancy) - £80 inc VAT.

During the tenancy you may expect to pay:

Broadband, telephone, television licence
Subscription to cable/satellite supplier
Insurance (for your personal and own contents)
Garden maintenance
Parking permits
